New construction · San Antonio
Every builder’s incentive.
And the date it was confirmed.
Builder incentives move weekly, no MLS carries them, and every agent in the market is guessing. WOTS Agent keeps one board of what each builder is running — and, more importantly, when somebody last picked up the phone and checked.
In active development and not yet generally available. Operated by WOTS Marketing in San Antonio, Texas.
The problem
Being the agent who knows is most of the job.
Perry, Highland, Lennar, D.R. Horton — each one is running something different this week, and changing it next week. It is not in the MLS. It is in a rep’s head, and in a text you sent them nine days ago.
So a buyer asks what is available and the honest answer is a guess. Or worse: a number that was true a month ago, quoted with confidence, to somebody who is going to arrive at the sales office and find out.
The index
One board. Every builder. A date on every number.
The part that matters is not the number. Anyone can ring a rep. It is that every offer carries when it was last confirmed — so a figure nobody has checked in a month is marked as one, counted, and put in front of you as a call to make, rather than sitting on the board looking exactly like a fact.
A community can break from its builder’s standing offer and carry its own, with its own expiry and its own confirmation date. Reading the builder’s number for that community would claim something was checked when it was not, so it does not.
And “nobody has asked yet” and “they told us it runs until further notice” are stored as two different answers, because they are two different answers. One is a gap in the record. The other is the record.
How it works
It drafts. You read it. Then it sends as you.
- 1
A draft arrives with its reason attached
A new lead, a reply that needs answering, a showing tomorrow that wants confirming. The draft says why it was suggested, so you are approving a judgment rather than a mystery.
- 2
It waits in one queue until you act
Read it, edit it, or tell it what is wrong — too long, too formal, wrong angle — and it redraws the message in place. Nothing is cleared and nothing is sent. There is no automatic send you have to remember to switch off.
- 3
An email leaves from your address. A text leaves from your phone.
An approved email is sent through your own Gmail and lands in your own Sent folder. An approved text opens in your Messages app with the words already written, from your real number, in the thread your buyer already has. You press send.
What it refuses
The useful half of a tool like this is what it will not do.
Anything can draft a message. These are the checks that run before one can leave, each of which stops the send and says which one it was:
- They replied STOP. Nothing is drafted to them at all — not held for review, not queued. Nothing.
- The number came back dead. A text to it is not attempted.
- The message window has closed. Instagram and Messenger allow a reply for 24 hours after theirs. The clock is in hours, computed, never a sentence somebody typed.
- There is no mailbox connected. An email with nowhere to leave from is refused rather than dropped silently.
- The offer is stale. A number nobody has confirmed in a month does not get quoted to a buyer.
- Fair housing. Generated words are screened for steering on schools, demographics, safety and neighborhood character — deliberately over-broadly, because the cost of a false alarm is reading one draft and the cost of a miss is a complaint with your name on it.
An email accepted by a mail server is reported as accepted — never as delivered, never as read. A text sitting in your Messages app is reported as unsent, because that is what it is.
A false confirmation costs more than a visible failure. After one of them you stop checking, and then the tool is worse than nothing.
Your address, your number
No relay. No marketing platform. No unfamiliar sender.
Email goes through your Gmail
WOTS Agent asks Google for one permission — send — and nothing else. It cannot read your inbox, your Sent folder, or a single message, because the permission does not allow it and no permission that would is ever requested. Revoke it at Google and sending stops immediately.
Google approved that scope for this app on 27 August 2026.
Texts never leave the platform
There is no A2P registration anywhere in this product, which means the software cannot send a text and does not pretend to. An approved text opens on your phone, from your number.
A constraint on paper and an advantage in practice: you are live on day one instead of waiting weeks for a carrier, and a first message from a real mobile gets answered.
Pricing
Five tiers, $297 to $1,497 a month.
Every tier is built on the same index and the same approvals queue. What differs is how much of the work the agency does with you — ask, and you will get a straight answer rather than a comparison table designed to push you up one.
